Tokyo Hotels for a Family of 4: Which Area, Which Room Type, Real Prices (Nov 2026)

All prices from Trip.com on 11 September 2026 for 1 room, 2 adults + 2 children (8 and 5), 20–24 November 2026 (4 nights, peak autumn-leaves week), taxes and fees included. Rate: ¥100 = RM2.637 (ECB, 10 Sept 2026).

Short answer. Japanese hotel rooms are small and mostly built for two; rooms for four are rare and expensive. For a family, "apartment hotels" in Asakusa and Oshiage (Skytree) are the answer: a 4-person room at RM556–646 a night, half the price of a triple in a regular hotel (RM1,200–1,550). Both areas have stations with direct lines to Ginza, Ueno and Skytree, and they are quieter than Shinjuku at night.

These are peak-week prices (Tokyo's leaves are forecast to peak on 29 Nov) and already include taxes. How to read the table. The biggest gap is not the star rating but the room type. Regular hotels sell triples (3 beds) at RM1,200–1,550 and almost never a 4-person room. Apartment hotels (Daffitto, unito, Apartment Hotel 11) sell rooms with a small kitchen and beds for four at RM556–1,067. Over 4 nights that is RM3,000–4,000, enough for the family's Disney tickets.

3. Tokyo accommodation tax: what changes

Source: Tokyo Metropolitan Government Bureau of Taxation (ordinance passed March 2026, ministerial consent 30 June 2026). For a family of four at RM600 a night, the new tax is roughly RM18 a night. Small, but booking sites may show it as a "fee payable at the hotel".

4. Five things before you book

  1. Children's ages set the price. Many Japanese hotels let small children share a bed free of charge, but the age limit varies by hotel (often "before school age"). Enter the children's real ages in the search; prices and available rooms change.
  2. "Family room" and "Japanese-style room". A tatami room with futons often sleeps 4–5 for the price of a twin. Filter "Japanese-style rooms" if the children are fine sleeping on futons.
  3. A small kitchen saves money. Apartment hotels have a kitchen, fridge and washing machine. Konbini breakfasts (halal labels: [our cheat sheet](/halal-labels-japan-convenience-store/)) and doing your own laundry cut both luggage and cost.
  4. Free cancellation. Typhoon season (September to early October) and peak leaf week: book a cancellable room, then watch the price.
  5. Near a station, not near the centre. With a stroller, five minutes from a Ginza Line station matters more than "near Shibuya Crossing".
